  • Fire doors save lives and homes

    supporting image

As your landlord and owner of your building, we have a legal responsibility for fire doors in all communal areas of our shared buildings and blocks. We check all communal fire doors during our fire risk assessment process. Our Estate Services team undertake fire door checks during their regular visits to our blocks, too.

Fire doors do not only create a barrier from fire and toxic smoke and prevent it from travelling through a building, restricting damage to a small area, but they also protect the means of escape in the event of fire.

Fire doors are usually in communal stairwells, corridors and the front door of flats in our blocks. They can also be located in bin storage areas, mains electricity service cupboards and any other communal area that could be a potential fire risk.

Fire doors are usually provided as sets, made up of several parts, all working together to provide a fire barrier, i.e., hinges, a closing device and smoke seals. When one of these parts doesn’t work, it can have a big impact on the performance of the entire door.

Please note that if you are a leaseholder, you may be responsible for ensuring your front door has a suitable fire rating and that compatible components are fitted. Please check your leasehold agreement for details of what you’re responsible for.

If you notice any problems with fire doors in your block or any other fire safety features, please call 0300 123 9966 or email ask@onehousing.co.uk. Please include “Fire Safety” in the subject line.

  • Cost of Living Payment

    supporting image

If you’re getting certain benefits or tax credits, you may be able to get a payment to help with the cost of living.

If you’re eligible, you’ll be paid automatically in the same way you usually get your benefit or tax credits.

You could get up to 3 different types of payment depending on your circumstances on a particular date or during a particular period:

    • a Cost of Living Payment, if you get a qualifying low income benefit or tax credits
    • a Disability Cost of Living Payment, if you get a qualifying disability benefit
    • a Pensioner Cost of Living Payment, if you’re entitled to a Winter Fuel Payment for winter 2022 to 2023

These payments are not taxable and will not affect the benefits or tax credits you get.

If you cannot see the payment in your bank, building society or credit union account, you can report it via the GOV.UK website.

If you have financial difficulties, struggle to pay your bills or need help to replace household appliances, we are here to help.

Through our new Helping Hand Fund, which is paid for by the Riverside Foundation as part of our partnership with the Riverside Group, we can provide small grants and other practical short-term support for households up to £500. • Being a good neighbour

    supporting image

Our Community Safety Team continues to work hard to keep our neighbourhoods safe and enjoyable for all.

The most common complaint has been around noise disturbance and the impact this can cause. We encourage everyone to be understanding of those around us.

Please keep music and TV at a reasonable level, and always be mindful of the time and noise levels when doing any DIY.

If your neighbours are noisy, we advise you first try speaking to them if you feel able to. We realise, of course, that some people may feel uncomfortable or perhaps slightly anxious about doing that. If that's the case, why not try writing to them? You can use our 'Dear Neighbour' letter or write your own version if the wording here doesn't quite fit.

Sometimes individuals don’t realise that they’re causing a disturbance so we advise you approach things initially in as calm and non-judgemental way as you can.

If neighbouring households are regularly making unreasonable noise, whether that’s loud music, parties, shouting or banging, contact your local council’s environmental health department. Your council's environmental health team has designated powers to deal with noise nuisance such as serving noise abatement notices. We can then act upon their reports and enforce tenancy action.
